The real estate cluster is divided into five subclusters. Industrial developers: warehouses, industrial parks, logistics, emphasis on construction uniform and merch for relocation committees. Real estate fairs: stands at fairs such as Expo CIHAC, Real Estate Show, Ferial Inmobiliaria, AMPI Expo, with emphasis on functional merch for sales team and reminder pieces for visitors.

Regulatory considerations of the cluster

The real estate sector in Mexico is governed by the Federal Housing Law and by applicable NOM standards for each product category. For textiles NOM-004-SCFI-2006 applies with mandatory commercial information on the label. For glassware NOM-001-SCFI-1993 on measurement instruments applies when the product carries certified weight or volume. For electronics NOM-024-SCFI-2013 applies.

For developments offering financing NOM-001-SCF-1993 on information in adhesion contracts and the Law for Transparency and Ordering of Financial Services apply. For developments in coastal zone NOM-001-SEMARNAT-1996 on environmental protection applies. For pre-sale PROFECO and applicable NOM on commercial information apply.

Calendar and cluster windows

The real estate cluster calendar is divided into three annual windows. Q1: pre-sale kick-off, new project launch at CIHAC fair and AMPI Expo, pre-sale kits, uniforms for new team. Q2-Q3: pre-sale peak season, emphasis on closing merch, kits for new owners at deliveries.

Q4: year-end closing, gifts to buyer customers, end-of-year fairs, kits for referrals and advisor network. For tourism destinations the calendar aligns to the tourism season — Riviera Maya and Los Cabos have peak in December to January, with active pre-sale in Q3 of the previous year.

Sustainability in the cluster

The real estate cluster is sensitive to sustainability due to the long-term nature of projects. Developers with LEED, EDGE or equivalent certifications ask for recycled materials, compostable packaging and suppliers with environmental certifications. Tourism destinations ask for low-impact materials and pieces with local identity.

For developers with documented ESG commitment we deliver impact report with metrics of recycled material, offset transport kilometres and certified suppliers. For pre-sale in tourism destinations with conscious market we manage amenities kits with local artisanal products and coffee, chocolate or beverage from the region.
