Salon F-6: where the Bajio industrial Fibra follow-on closes and the new logistics park scale model lands before the morning coffee

Salon F-6 sits on the real estate floor of a corporate banking tower in Polanco: a main hall with an issuance lectern and a 6-metre LED wall for the property portfolio presentation, Bloomberg terminals with the global REIT tab, a one-on-one room with 8 soundproof individual cabins, a scale-model room overlooking the interior garden, a protocol kitchen and two pedestrian accesses: a main one with biometric turnstile and a service one with notarial logbook. This is where real estate Fibras (Fibra Uno, Fibra Macquarie, Fibra Terrafina, Fibra Prologis) place primary offerings, where CKDs for infrastructure projects are marketed, where CERPIs for energy and private capital are priced, where Fibra follow-on offerings allocate, where mortgage Fibra debt is placed, and where FIBRAS E and new structures for data centres, logistics parks and rental housing are launched. What separates Salon F-6 is not the staging but the curation of the portfolio: the scale model of the new asset arrives before coffee, the cap rate and NOI are signed off at close, and the international guest recognition crosses the border under USMCA compliance.

Salon F-6 logistics, access and portfolio custody

Salon F-6 runs on a dedicated basement loading dock: heavy freight (boxes with merch, scale model of the new asset, notary documentation) goes up the north-wing freight elevator with restricted hours and notarial logbook. Light freight goes up the service elevator with prior ID and bank credential. The bank operations team signs the merch entry and walks it to the one-on-one anteroom where it is staged on a side table. The scale-model room has a secure holding area with boxes sealed under the placing bank stamp for sensitive material (legal opinions, valuation reports, asset due diligence), and the protocol kitchen has a locked cabinet for the international guest hospitality. The notary attesting to the preliminary prospectus and to the trust signature has a dedicated cubicle, with paperwork on security paper and notarial seal.

For issuances with international real estate analyst presence (typically US, Canada, Europe and Asia), we handle invoicing in USD at the Banco de Mexico FIX rate from the day before delivery, with USMCA compliance and support for deduction as Equity Placement or Trust Investor Relations expense in the trustee fiscal close. For issuances with regulator presence (CNBV, Banco de Mexico, SHCP, UIF), we handle the bank security protocol and the Policia Bancaria e Industrial protocol when applicable. The merch chain of custody is documented with signature, time stamp, photograph and seal number at every checkpoint: dock entry, operations review, anteroom staging, restocking during the bookbuilding, post-event collection, and scale model return to the trustee workshop for safekeeping.

Salon F-6 confidentiality, compliance and restrictions

Salon F-6 enforces operating rules the merch must respect: no phones in the main hall during book questions, no merch with noise or visual distraction elements, no backpacks inside the bookbuilding room (analysts use lockers in the corridor), no POP material with third-party logos beyond the placing bank and the trustee (per bank compliance), no outside food or beverage beyond the protocol kitchen service. For issuances requiring limited-edition merchandising (numbered plate for the offering close, book signed by the trust director tracing the portfolio timeline, paperweight stamped with the placement year), we coordinate with the bank operations area to ensure the piece clears the security protocol, the compliance protocol and the transmission protocol when the bookbuilding is internal and not broadcast.

For SAT invoicing we issue CFDI 4.0 with the 16% IVA breakdown and support for deduction as Equity Placement, Trust Investor Relations or Corporate Communications expense depending on how the merch is used. For trustees with IMMEX operations or US market exposure, we handle complementary invoicing in USD or EUR with USMCA compliance support when the merch crosses the border as part of the institutional investor disclosure material. For issuances under dual jurisdiction (BMV and US 144A/RegS markets), we handle bilingual (es/en) invoicing and USMCA compliance. The merch ships with carta porte 3.0 when interstate or international transit applies, with the foreign trade complement when applicable, and with the payment complement when the trustee pays in instalments or against the offering closing.

Salon F-6 MOQ, pricing and reservations

Real estate investor kit — from MXN 1,350 before VAT per piece at a 60-piece run. Scale model of the new asset — from MXN 85,000 before VAT per piece at a 1-piece run (pricing depends on scale and asset complexity). International guest hospitality — from MXN 2,250 before VAT per piece at a 16-piece run. Technical committee recognition — from MXN 9,250 before VAT per piece at a 6-piece run. Pricing does not include the Salon F-6 rental, which is quoted directly with the bank events area depending on the day, the hours, the technical setup and the additional services (protocol kitchen, Bloomberg terminals, scale-model room, transmission).

For Fibra offerings on high-demand dates (primary placements of industrial Fibras, follow-on offerings of stabilised Fibras, CKD issuances for infrastructure) we block the calendar 30 days ahead with a firm written commitment. For offerings on low-demand dates we block 14 days ahead. Express production under 14 days carries a +35% surcharge for the curation and dispatch. The reservation runs on a fourteen-point brief: bookbuilding date, BMV ticker, vehicle type, tenor, number of invited investors, pieces per package, trustee brand manual, placing bank protocol, transmission compliance, freight logistics, post-event donation, SAT invoicing and USMCA compliance when the merch crosses the border.

Salon F-6 frequently asked questions

Can you deliver the real estate investor kit with a receipt signature per committee?

Yes — we deliver the kit with a receipt per institutional committee (not per individual analyst), signed by the head of research or the portfolio director, with delivery time and the uniformed staff signature. The chain of custody is documented with photograph when bank protocol allows, and the kit is held in sealed envelopes through the day for return at book close.

Can you handle the merch for Fibra issuances with reopening?

Yes — we run reopening programming with the same trustee brand manual, scaling the run by issuance stage (preliminary, marketing, pricing, allocation, close) and special guests (international real estate analysts, SEC observers when applicable, external auditors of the appraiser). Coordination with the trustee Investor Relations office for the editorial curation of the investor kit.

Can you invoice the merch as a trust equity placement expense?

Yes — we issue CFDI 4.0 to the SAT with the 16% IVA breakdown and support for deduction as Equity Placement, Trust Investor Relations or Corporate Communications expense depending on how the merch is used. For trustees with IMMEX operations, we handle complementary invoicing in USD with the foreign trade complement and USMCA compliance.

Is Corp-Merch an official partner of Salon F-6 or any trustee?

No. Corp-Merch.MX is an independent curation, production and logistics workshop for merch at Fibra, CKD and real estate vehicle issuances at Salon F-6 and other Mexico City venues.
